The Home Information Pack
From Sept 10th 2007 the law will require anyone selling a home with more than 3 bedrooms to put together a Home Information Pack for potential home buyers. The Pack will bring together all of the key information needed at the start of the home buying and selling process.

Surveys We can arrange for a structural surveyor to inspect any property that you may have concerns about. Surveys are a kind of 'health check' for buildings. If you’re buying a property, we strongly recommend that you have a survey done before you enter into a contract, since a survey can actually save you money.
If there are serious structural problems, you can often re-negotiate the sale price of the property to reflect the cost of necessary repairs; you may even decide based on feedback received that you do not want to buy the property at all.
Your surveyor will report on all the parts of the property that are accessible. They do not inspect under carpets or furniture, and they do not test the water supply or wiring although they will comment on their condition.
If you are about to buy a property, you may have specific worries about the building you’re going to buy. Talk them through with our senior sales managers; they’ll be happy to discuss your particular concerns in more detail and help you decide which type of survey is right for you.

Party wall surveys

What is a party wall?
A wall is a "PARTY WALL" if:
(i) It forms part of a building and stands astride the boundary of land belonging to two (or more) different owners:
(ii) It separates two separate buildings.
